The blaze broke out about 12:30 Tuesday morning on the first floor of a vacant row house on the 800 block of West Third Street.
The fire quickly went to two alarms as flames leaped to the second floor then raced next door to a house where the three people live.
All of them made it out safely. Their house, however, is badly damaged.
Arson investigators are combing the debris for a cause.
