The blaze broke out at about 2:00 Wednesday morning at the 444 Professional Office Building on the 400 block of North York Road in Hatboro.
The building contains a Novacare office and a Fivepoint Foot and Ankle center.
Firefighters managed to keep the flames from spreading beyond the inside of the building. It took about 20 minutes to gain control of the fire.
Investigators are looking for the cause.
