Wilmington firefighters responded to a fire alarm at the Baynard Apartments at 309 West 18th Street shortly after 1:00 p.m.
They arrived to find a small fire from unattended cooking had been put out by the sprinkler system on the 9th floor.
24 apartments at the complex sustained severe water damage.
One person suffered chest pains during the evacuation and was taken to Wilmington Hospital for treatment.
