New town center moves closer in Newtown Square

NEWTOWN SQUARE, Pa. - July 22, 2010

"Today, we're going to submit our final plan for final approval of phase one," Stephen Spaeder, president of BPG Development, said.

It's a sprawling town center planned for the grounds of the old Ellis School in Newtown Square.

It includes dozens of shops, a theatre, two hotels and 450 new homes at the busy intersection of Route 252 and West Chester Pike and it's almost adjacent to Fox Catcher Farm.

The 450 new homes are planned at the former John DuPont estate.

That project got planning commission approval last week.

They're expecting to start building by the middle of next year.

Despite ongoing litigation, Ellis Preserve expects to break ground early next year.

It's an unprecedented explosion of growth.

The developers say the town can handle it and so can the economy.

"There's an expectation that, we've really hit bottom and recovery's under way and that three, four years from now the economy should be in good shape,"

Many in this small community of 12,000 wonder if all this new development is worth it and they're especially worried about an influx of new traffic from outside the township.

"I don't think this tiny little town is ready for anything that big. I really don't," resident Grace Borgh said.

In addition to the traffic, township supervisor George Wood fears the explosion of development will strain township services.

"We haven't even begun to calculate how many additional police officers we would have to hire. How much emergency service we would have to have," Wood said.

The developers of Ellis Preserve say they'll be able to deal with the traffic.

They say any strain on public services will be offset by $4.5-million worth of new local tax revenue.

Whatever happens, big changes are coming soon.
