The blaze broke out around 5:35 Friday morning in the building at 8th and Towamencin Avenue in Lansdale.
When firefighters arrived they saw flames spitting out of the second floor.
The fire quickly went to two alarms.
Part of the roof collapsed as firefighters battled through the freezing temperatures to try to get water on the flames.
There are no reports of injuries and no word yet on a cause.
